What's for sale: the mix of lots

Mixed-use 40%, Other 20%, Land 15%, Retail 9%. London catalogues lean towards mixed-use buildings, typically a shop with flats above, alongside development land and plots with planning. Pure office lots are the minority.

Yields in London against the rest of the UK

The median gross yield on London lots with a published rent is 8.6%, against 11.1% across all 722 live UK lots. London almost always prices at lower yields than the regions: buyers accept less income now for stronger long-term demand and land value. A London lot showing a regional-level yield usually has a reason, often a short lease, a weak tenant or a building that needs work, so read the legal pack before you get excited. For what the numbers mean and how sale prices compare with guides, read our guide to buying commercial property at auction.

How we get these numbers

Cornerlot reads the online catalogues of UK commercial auction houses every morning and keeps each lot's guide price, rent, yield, sale date and result. The figures on this page are worked out from those lots as they stand today and refresh every hour. Yields are gross: the rent the auction house published, divided by its guide. Lots without a published rent are left out of the yield figures. Region is taken from the postcode or address.

Questions people ask

When is the next commercial property auction in London?

The next sale date is at the top of this page, worked out from the catalogues published so far. The national houses hold London commercial sales several times a year, and smaller London houses run more frequent online sales, so there is usually a sale within the next few weeks.

Can I bid on a London lot without being in the room?

Yes. Almost every house now runs its sales online or as a live stream with online, telephone and proxy bidding. You register with the auction house before the sale, usually with ID and proof of funds for the deposit.

What does a London commercial lot cost to buy on top of the hammer price?

Expect a 10% deposit on the day, the auction house's buyer's fee, Stamp Duty Land Tax, your solicitor's fees, and any costs the special conditions in the legal pack pass to the buyer, such as the seller's search fees or arrears. Our buying guide goes through each one.
