About Cornerlot
Cornerlot reads the online catalogues of UK property auction houses every morning, keeps the commercial lots, and matches them to what each investor is looking for. It is run by Origin Collective Limited, a company registered in England and Wales (number 16566341).
Why it exists
Commercial lots are spread across dozens of auction catalogues, each published on its own date in its own format. Finding the handful that fit a brief means checking every house every week, then working out what each lot really costs once fees and stamp duty are added. Cornerlot does both, every morning.
The auction houses we read
These are the houses with lots in our records, most lots first. A lot links back to the house's own page, which is always the one to rely on.

How the figures are worked out
- Net yield is the rent divided by the total cost to own the lot: the price, the auction house's buyer's fee from its published terms, Stamp Duty Land Tax, Land and Buildings Transaction Tax or Land Transaction Tax at non-residential rates (checked 15 Oct 2026), and £2,500 for legal costs and searches.
- Estimated rent, shown only when a lot publishes none, comes from comparable let lots of the same type and area, and is always marked as an estimate.
- The likely sale range is the middle half of what similar lots sold for against their guide, from houses that publish sale prices, using at least eight sales.
- Energy ratings come from the lot text or the government's energy certificate register for England and Wales.
- Relisted and unsold lots are matched on postcode and address across catalogues.
The outcomes behind the likely sale range are published, with sample sizes, in our UK commercial auction results report. None of it is advice. Check the legal pack and take your own advice before you bid.
